    The Grovelands Collection LTD is committed to the highest standards of professional conduct in UK estate agency and lettings. This page sets out the regulatory frameworks under which we operate.

    Professional bodies

    • ARLA Propertymark (The Association of Residential Letting Agents) — qualified members bound by the Propertymark Code of Practice.
    • NAEA Propertymark (The National Association of Estate Agents) — qualified members bound by the NAEA Code of Practice.

    Client money protection (CMP)

    Client funds (rent, deposits, service charges) are held in a designated client account, separated from company funds, and protected by a government-approved Client Money Protection scheme as required by the Client Money Protection Schemes for Property Agents (Approval and Designation of Schemes) Regulations 2018. Our CMP certificate is available on request.

    Independent redress

    We are members of an approved property redress scheme as required by the Estate Agents Act 1979 and the Enterprise and Regulatory Reform Act 2013. If we cannot resolve a complaint to your satisfaction internally, you may refer it to the scheme free of charge. See our Complaints Procedure for the full process.

    Professional indemnity insurance

    We hold professional indemnity insurance appropriate to the scale and nature of our work. Confirmation can be provided on written request.

    Anti-money-laundering (AML)

    As required by the Money Laundering Regulations 2017 (as amended), we are supervised for AML purposes by HMRC. Every buyer, seller, landlord and corporate counterparty is subject to identity verification and source-of-funds checks before we transact.

    Data protection

    We process personal data in accordance with the UK GDPR and the Data Protection Act 2018. Our full Privacy Policy is available here. If you are unhappy with how we handle your data you have the right to complain to the Information Commissioner's Office (ICO).

    Tenant fees

    In accordance with the Tenant Fees Act 2019, we do not charge tenants any fees beyond those permitted by the Act (rent, refundable tenancy deposit capped at five or six weeks' rent depending on annual rent, refundable holding deposit capped at one week's rent, and certain default fees).

    Material information

    Property listings comply with the National Trading Standards Estate and Letting Agency Team (NTSELAT) Material Information guidance. Tenure, council tax band, EPC rating, deposit and rent are disclosed on every listing where known.
